PMI North Lake Homes Rental Criteria

Before you apply for a home, please read the following rental criteria and application requirements carefully.

PMI North Lake Homes complies with all applicable federal, state, and local Fair Housing laws. We do not discriminate against any applicant based on any protected class under applicable law.

Applications must be complete and all required fees must be paid before submission for consideration. We process completed applications Monday through Friday, excluding holidays. Only complete applications will be reviewed.

Application requirements

Each individual age 18 or older must submit a separate application, and the application fee is $40 per adult (non-refundable).

Resident Benefits Package (RBP)

All PMI North Lake Homes residents are enrolled in the Resident Benefits and Liability Package (RBP) for $49.95 per month.

The RBP includes resident liability insurance, credit building for on-time rent payments, identity theft protection (up to $1M), bi-monthly HVAC air filter delivery, move-in concierge utility setup assistance, a resident rewards program, and other resident benefits. Additional details are provided during the application process.

Approval criteria

Approval is based on the following factors: identification verification, credit history and verification, rental history and verification, income history and verification, employment history and verification, criminal background history, and pet screening verification.

What is required for a complete application

A completed application must include a completed PMI North Lake Homes Residential Lease Application (one per applicant age 18+), a $40 non-refundable application fee for each applicant, a valid driver’s license or other government-issued photo ID, verifiable proof of income, and a completed Pet Screening Profile (required for all applicants, with or without pets).

Minor occupants

Please indicate whether any minors will reside in the home during the tenancy. Applicants may be asked to upload color copies of requested identification documents, for example, a government-issued ID and/or Social Security card, as applicable.

Pet Screening Profile (required for all applicants, with or without pets)

PMI North Lake Homes uses a third-party pet screening service. ALL applicants must create a pet/animal profile or a “No Pet” profile by clicking this link: https://pminorthlakehomes.p... (note: there may be a minimum cost of $25 for the first pet and $15 for each additional pet, depending on the screening option selected). This profile will be submitted with your application.

ESA / Medically Necessary Animals

Medically necessary animals for the benefit of the occupant(s) are permitted with valid documentation from a licensed medical or mental health care provider. Fees and deposits are waived for medically necessary animals. ESA / assistance animal approval must be obtained through our pet screening service. PMI North Lake Homes does not review or evaluate ESA / assistance animal documents for approval outside of the pet screening process.

Applicants Without Pets

Applicants without pets are still required to register with our pet screening service to verify that they do not have a pet by clicking this link: https://pminorthlakehomes.petscreening.com/ (note: there is no charge for this). This will be submitted with your application.

Income verification (Plaid)

PMI North Lake Homes may use Plaid, a third-party income verification service.

Self-employed and 1099 applicants are required to verify income through Plaid by securely linking the bank account where income is deposited, and W-2 applicants may submit pay stubs or choose to verify income through Plaid.

Applications are not considered complete until acceptable proof of income and/or an automated income verification report from Plaid has been received.

By using Plaid, you authorize a secure, read-only connection for income verification purposes only. Plaid uses encryption and bank-level security protocols. Information obtained is used solely for tenant screening and income verification in accordance with applicable federal and state privacy laws.

General rental criteria

Rental history: Applicants should have good rental history. Applications may be denied for prior forcible entry and detainer actions (evictions), unless the applicant provides verifiable documentation showing landlord irresponsibility or other acceptable supporting documentation.

Income requirements: Minimum gross household income must be at least 2.5 times (2.5x) the monthly rent. Section 8 vouchers and certificates may be accepted. Applicants receiving housing assistance must meet the same screening criteria as non-subsidized applicants.

Criminal background check: Residency may be denied based on criminal history.

Credit history: Credit history should demonstrate responsible payment behavior, including timely payments and no significant history of debt write-offs or collection accounts. Residency may be denied due to poor credit history. Deposit amounts may vary based on credit profile and screening results.

Credit scores below 650 may require a qualified co-signer (700+ credit score) and/or an additional deposit, credit scores below 590 may be declined, and applicants with newly established credit and limited credit history may still be considered.

Maximum occupancy: Maximum occupancy is generally two occupants per bedroom, plus one child. Occupancy limits may vary depending on the property, local regulations, and HOA or condominium association guidelines. If you are unsure about occupancy limits for a specific property, please ask before applying.

Property condition and showings: We strongly encourage all applicants to view the property prior to signing a lease. We do not accept unseen offers. The landlord makes no express or implied warranties regarding the property’s condition. If a lease is executed, repair or treatment requests may be made in accordance with the lease terms.

Sight unseen addendum: If any leaseholder has not physically viewed the property prior to signing the lease, a Sight Unseen Addendum may be required. By signing the lease, the leaseholder acknowledges acceptance of the lease terms and the property’s condition.

Upon approval: If approved, the property will be placed on a temporary hold while lease underwriting is completed.

The lease will be sent electronically for review and signature through RentSign, applicants typically have 24 hours to sign the lease once it has been sent, after lease execution the required deposit / move-in funds will be collected in escrow, and once required funds are received the property will be removed from the market.

Applications are processed in the order received, and only complete applications will be reviewed. Once submitted, the review process begins immediately and may include verification of background, credit, income, employment, rental history, and pet screening information.

Submission of an application does not guarantee approval. No refunds will be issued regardless of approval status, withdrawal, or cancellation.

Applicant understands and agrees that multiple applications may be accepted for the same property, and Landlord or Management may approve any applicant of their choice, even if multiple applicants qualify.

Applicant further understands and agrees that some applicants may offer to pay amounts exceeding the advertised rent, and Landlord or Management may choose to accept an applicant offering an amount above the advertised rent.
